Do First-Time Buyers Really Need a Survey?

Yes. Full stop. About 1 in 5 buyers who skip a survey later discover costly problems they didn't know about. The average cost of unexpected repairs discovered after purchase (according to RICS data) is over £5,700 — and in many cases it's significantly more than that.

Your mortgage lender will carry out a valuation — but this is to protect the lender, not you. It's often a brief inspection, sometimes even carried out remotely without anyone visiting the property at all. It's not a survey, and it won't protect you.

What Survey Do First-Time Buyers in Bath Need?

When Should I Book a Survey?

As soon as your offer has been accepted. Don't wait — the sooner you get your survey booked, the sooner you'll have the information you need to either proceed with confidence or renegotiate. We typically complete surveys within 5–7 working days of booking and deliver reports within 3–5 working days of the inspection.

What Happens During a Survey?

On the day of the survey, your surveyor will visit the property (you don't need to be there, though you're welcome to attend). They'll spend between 2–4 hours carrying out a thorough visual inspection of all accessible areas — from the roof to the foundations, inside and out. They'll use specialist tools including moisture meters and binoculars to check elements they can't physically access.

Within a few days, you'll receive a written report in plain English, clearly explaining the condition of every major element of the property. Can I Use a Survey to Negotiate the Price?

Absolutely — and many first-time buyers don't realise this. If your survey identifies significant defects, you have every right to go back to the vendor and either ask them to fix the issue before exchange, or to reduce the price to reflect the cost of repair. Most vendors will negotiate when presented with a professional survey report and clear cost estimates.
