It's often a desk-based exercise and rarely involves a thorough physical inspection of the property. A building survey from Bath Surveyors UK is carried out entirely in your interests and will identify any issues the lender's valuation would never pick up.
A reinstatement cost assessment (RCA) calculates how much it would cost to completely rebuild your property if it were destroyed — for example by fire or flood. This figure should be used to set your buildings insurance sum insured. It's different from the market value of your property. Many homeowners are either underinsured or overinsured because they've used the wrong figure. We offer RCAs as an add-on to our surveys and as a standalone service.
They're essentially the same thing. RICS updated its survey formats and terminology in 2021. What was previously called the "Homebuyer Report" is now referred to as the "RICS Home Survey — Level 2" or simply the "Level 2 homebuyer survey". The content and purpose are very similar. We always use the current RICS Home Survey standards.
