RICS Level 2 Homebuyer Survey Bath

The RICS Level 2 homebuyer survey (formerly known as the Homebuyer Report) is the most popular survey type for conventional residential properties in reasonable condition. It's ideal for modern homes, purpose-built flats, and properties built after around 1940 that appear to be in a reasonable state of repair.

Our Level 2 homebuyer surveys are carried out by fully qualified RICS surveyors who know Bath's property stock inside out. You'll receive a clear, condition-rated report using the RICS traffic light system — making it easy to understand the condition of every part of the property at a glance.

What's Included

  • RICS condition ratings (1 = no action, 2 = attention needed, 3 = urgent)
  • Inspection of all accessible areas including roof space (where safe)
  • Assessment of significant defects that may affect the property's value
  • Advice on urgent and significant repairs
  • Overview of legal and planning matters to raise with your solicitor
  • Optional RICS market valuation (extra charge)
  • Optional reinstatement cost assessment for insurance purposes

Best for: Conventional properties built after 1940 in reasonable condition, first-time buyers, leasehold flats, or any buyer wanting a quick, cost-effective survey.

RICS Level 3 Building Survey Bath

The RICS Level 3 building survey — sometimes called a full structural survey — is our most comprehensive survey option. It's highly recommended for older properties, listed buildings, large homes, properties with unusual construction, or any property you intend to renovate or extend.

Bath has an exceptional stock of older properties — from Grade I listed Georgian crescents to Victorian terraces in Oldfield Park and Edwardian villas in Lansdown. These buildings have specific quirks and vulnerabilities that only an experienced surveyor truly understands. Our comprehensive Level 3 building survey is designed to uncover them all.

What's Included

  • In-depth inspection of structure, fabric and all accessible areas
  • Detailed assessment of all significant defects and their likely causes
  • Roof structure inspection including chimney stacks and flashings
  • Assessment of dampness, drainage and services
  • Analysis of foundations and structural movement
  • Advice on building regulations compliance
  • Estimated costs of remedial works (where possible)
  • Guidance on maintenance priorities for the next 10 years

Best for: Pre-1940 properties, listed buildings, large detached homes, properties in poor condition, conversions, properties with extensions, or any property you plan to significantly alter.

Listed Building Surveys in Bath

Bath is a UNESCO World Heritage City with one of the highest concentrations of listed buildings in England. If you're buying or already own a listed property in Bath, you need a surveyor with specific expertise in listed buildings — and that's exactly what we offer.

Our surveyors understand the unique construction methods, traditional materials, and regulatory framework that surrounds listed buildings. From Bath stone decay and lime mortar repointing to traditional timber roof structures and original sash windows, we know what to look for and what it means for your purchase.

Why Listed Buildings Need Specialist Surveys

  • Standard repair products can cause irreversible damage to historic fabric
  • Listed building consent is required for most alterations
  • Traditional materials (Bath stone, lime mortar) behave very differently to modern ones
  • Repair costs can be significantly higher than for non-listed properties
  • Heritage compliance can limit what mortgage lenders will fund

We always recommend our Level 3 building survey for any listed property purchase. See our guide to buying a listed building in Bath for more information.

Frequently Asked Questions About Our Survey Services

Yes, absolutely. Your mortgage lender's valuation is carried out solely to protect the lender, not you. It's often a desk-based exercise and rarely involves a thorough physical inspection of the property. A building survey from Bath Surveyors UK is carried out entirely in your interests and will identify any issues the lender's valuation would never pick up.

A reinstatement cost assessment (RCA) calculates how much it would cost to completely rebuild your property if it were destroyed — for example by fire or flood. This figure should be used to set your buildings insurance sum insured. It's different from the market value of your property. Many homeowners are either underinsured or overinsured because they've used the wrong figure. We offer RCAs as an add-on to our surveys and as a standalone service.

They're essentially the same thing. RICS updated its survey formats and terminology in 2021. What was previously called the "Homebuyer Report" is now referred to as the "RICS Home Survey — Level 2" or simply the "Level 2 homebuyer survey". The content and purpose are very similar. We always use the current RICS Home Survey standards.

Yes — and many of our clients do exactly this. If your survey identifies significant defects, you have every right to use the findings to negotiate a price reduction or ask the seller to carry out remedial works before exchange. Our surveyors are happy to provide estimated repair costs within the report (where possible) to help support your negotiations.
