Surveys & Conveyancing in Bath: How They Work Together

Bath Surveyors UK works alongside solicitors and conveyancers every day. But many buyers don't fully understand how surveys and conveyancing interact — or why both are essential parts of a safe property purchase. In this guide, we'll walk you through the complete property buying timeline, explaining what each professional does and how the survey fits into the legal process.

"I always encourage buyers to instruct their solicitor and book their survey at the same time — as soon as the offer is accepted. Running them in parallel keeps the process moving efficiently." — Rachel Okafor, Surveyor & Valuer

What Is Conveyancing?

Conveyancing is the legal process of transferring ownership of a property from one person to another. Your solicitor or licensed conveyancer handles this process on your behalf. Their role includes: reviewing the seller's title and raising enquiries, carrying out local authority and environmental searches, liaising with your mortgage lender, exchanging contracts, and completing the transfer of funds on completion day.

Crucially, your conveyancer deals with legal matters. They're not qualified to assess the physical condition of the property — that's the surveyor's job.

What Is a Building Survey?

A building survey is a professional assessment of the physical condition of the property, carried out by a qualified surveyor. It identifies defects, assesses their severity, and advises you on what action to take. It's completely separate from the legal process — and equally essential.

Think of it this way: your solicitor checks the property is legally safe to buy. Your surveyor checks it's physically safe (and structurally and financially sensible) to buy.

The Property Purchase Timeline in Bath

Stage 1: Offer Accepted

Your offer is accepted. You're now in the "under offer" or "SSTC" (Sold Subject to Contract) stage. This is the moment to act. You should instruct a solicitor and book your survey simultaneously. Don't wait — every day costs you time, and the market can move quickly in Bath.

Stage 2: Surveys and Searches Running in Parallel

While your solicitor begins the legal process (raising enquiries, ordering searches), your surveyor will visit the property and carry out the inspection. Our team typically delivers survey reports within 3–5 working days of the inspection.

Stage 3: Reviewing the Survey Report

When you receive your survey report, read it carefully. If anything concerns you, call us — we're always happy to talk through the findings. If the report identifies significant issues, you may want to:

Stage 4: Legal Matters from the Survey

Your survey report will also flag any legal matters that your solicitor should raise — building regulations compliance, planning permission for alterations, party wall matters, rights of way, drainage easements, and so on. Share the relevant parts of your survey report with your solicitor, who can then raise formal enquiries with the vendor's solicitor.

Stage 5: Exchange and Completion

Once all legal queries are resolved and mortgage conditions are met, your solicitor will arrange exchange of contracts (at which point both parties are legally committed) followed by completion (when the keys are handed over).

Key Questions to Ask Your Surveyor

Our surveyors are always available for a follow-up phone call after the report is delivered. We'd rather you ask questions than proceed without understanding the implications.

Why Both Surveyor and Solicitor Are Essential

We sometimes hear of buyers who skip the survey to save money. This is a false economy. Your solicitor cannot tell you whether the roof needs replacing, whether there's rising damp in the basement, or whether the extension was built correctly. Your surveyor cannot tell you whether there's a restrictive covenant on the property or whether the neighbours have a right of way through the garden. You need both.
